He has over 15 years of financial/investment experience with over 12 years of experience in real estate globally. Swapnil has built Nitya Capital from the ground up, now employing over 500 people, bringing 350 investors together, and serving over 16,000 residents across Texas, Utah, Nevada & Kansas.. Within the multi-family industry, Swapnil holds multiple awards including the 2017 EY Entrepreneur of the Year, Houston Business Journal 40 Under 40 Awards, and being named board member of the Houston Apartment Association Board for 2019. He is also involved in many non-profit charities both locally and abroad.

Nitya Capital from the very beginning has incorporated the well-being of residents into nearly every business approach. Aside from our comprehensive property renovations for added comfort, convenience, and safety for our tenants, we contribute greatly to mass humanitarian and community development projects specifically aimed at assisting residents in their daily lives. This includes raising tens of thousands of dollars in hurricane relief for residents who lost homes, spreading breast cancer awareness/care by providing access to mobile mammograms coupled with free health clinics, free water education courses to community youth, partnering with local ministries to in help of developing new playground equipment for families, and distributing school supplies through a distribution of clear backpacks to help prevent violence in schools.. We treat our residents like family and strive to set ourselves as community leaders.
What are the challenges faced while offering services and how is your company serving to tackle them?
Within the financial investment side of the multi-family industry, there exist immeasurable obstacles which include but not limited to logistics, raising capital, pricing, and market demand. Fortunately, Nitya has largely overcome these challenges through proper researching of investment markets, intelligent managing of assets, maintaining a division of labor with effective manager to manager communication, and forming powerful partnerships with industry experts and organizations. In addition to this, we never lose sight of our primary customer base served within the real estate side and as such, our business model primarily focuses on Class B and C properties. They have experienced an increase in demand in all four major Texas metro cities as well as in outside as rising rental rates have pushed renters towards more affordable alternatives.

Since Nitya Capital’s inception, our founder Swapnil Agarwal learned immediately the value in sharp focused prioritization, customer service, property marketing, leasing strategies forming long term relationships, and overall management. Problematic areas on a property basis are quickly identified then prioritized by our asset department to be resolved. Emphasis is placed on the quality of life of residents by funding community enriching activities and events onsite which result in reducing tenant turnover rates. Strong partner and investor relations are formed that allow Nitya to make more intelligent investment decisions and to fund projects that are the best fit to the company
What according to you could be the potential future of Real Estate industry and how does your company envision sustaining its competency?
The future of multi-family real estate from our level of operation will always be in accordance to providing the best in affordable housing at the B and C Class property level. Nitya’s strategy is to capitalize on favorable demographic trends and supply/demand dynamics in major metropolitan areas within Texas through the strategic acquisition of Class B and C multifamily assets. Our objective is to enhance the value of its investments through extensive renovations, while maximizing returns to investors and providing residents with an enhanced quality of living. We target assets with highly desirable locations in close proximity to large employment centers, major thoroughfares, public transportation access points, public schools, retail centers and grocery stores.
